The first development at MTS's 12th and Imperial Transit Center is being planned. Working with San Diego Housing Fund they found the developer, Cypress Equity Investments to begin negotiations for this first project. This would be Cypress Equity Investments first project in San Diego, this project as proposed would be a 100% affordable building, totaling 160 units at 40-80 AMI. Being planned as family focused units many being 2 and 3 bedrooms. The building would host retail, child care facilities, and green space on the ground floor.
There are options for the project to be changed, the development needs to fulfill a few requirements. Has 15% affordable units or more. Prevailing wage labor. Green energy. Activates the ground floor, here planned with proposed child-care center, commercial and community space. Another goal is to have something built here quick, with the developer planning a late 2027 proposed opening.
The 2nd site is still awaiting a proposal, with the goal of a market rate project. This would be done in conjunction with the reconfiguration of the MTS Bus bays and more, mentioned in another article.
