2451 State Street is an eight-story, 121-unit mixed-use residential development currently under construction just below San Diego International Airport's typical flight path. Sitting one block east of Interstate 5 and Little Italy, and one block west of where Bankers Hill truly drops off elevation-wise, this project finds itself in somewhat of a void zone unclaimed by any neighborhood. 2451 State Street aims to breathe much-needed life into the area--especially with it replacing a former car detailing warehouse in the process.

The development will include two stories of submerged parking, ground floor retail, an open to sky pool deck on the first floor, and amenity space. Due to the length of the building, a fire wall midway through breaks the building into two separate structures, despite outwardly presenting as one continuous building.

The developer is Zephyr, whose previous work includes The Park in Bankers Hill, the under construction Perry's Cafe development, and the market rate portion of Midway Rising. Locally based architecture firm Safdie Rabines Architects designed the project.

The project's name is currently unknown as of this writing: Safdie Rabines referred to it on their Facebook as "Bayview Midrise," while the City of San Diego's public permit records refers to the building as "The State Street project."

As of July 2026, the site's original building has been completely demolished. This article will be updated as more information becomes available.
