6th & Palm is an under construction 20-story mixed use high rise under construction in Bankers Hill. The 214-unit development takes up the entire city block of Fifth Avenue/Sixth Avenue/Quince Street/Palm Street.

The block was formerly occupied by three surface parking lots, restaurants Evolution Fast Food and Donna Jean (both of whom moved to North Park in 2024), and Extraordinary Desserts’ original Bankers Hill location (the building of which they moved out of in 2019 and had sat abandoned since). The only remaining structure on the block will be 2900 Sixth, a “historic house that will be preserved, cosmetically improved, and repurposed as a coworking hub for residents.” Other amenities will include a rooftop pool, private park, and spa.

The developer is Palm Properties LP, who has owned the land for 50 years. The partnership is teaming up with Greystar and Ascentris to deliver the project. Groundbreaking of 6th & Palm began in August 2025 with demolition of all structures. Completion is currently scheduled for 2028.

There is past history of planned development at this site: KMA Architecture designed a 13-story 75 unit tower for the northern half of the site in 2014, although this never moved forward.
