Alexandria Campus Point is a research campus and conference center currently undergoing a massive reimagining in University City. North of Genesee Avenue and to the east of I-5, the LEED Platinum-certified complex spans 100 acres, and will have over 1.2 million square feet of office, lab, and event space once all phases are complete. While Campus Point has been around in parts for decades, the most recent wave of construction has been happening over the past 4 years in order to lure more tenants to the complex, and truly create a life science hub campus out of the previously suburban office park arrangement it was originally built as. 

The current wave of construction is being spearheaded by Pasadena-based Alexandria Real Estate, a developer whose primary focus since it was founded in 1994 is building life science research clusters. San Diego is one of their chosen clusters, and features two other major Alexandria campuses being updated and owned by the company in addition to Campus Point, One Alexandria Square and San Diego Tech Center.

The project consists of multiple older buildings mixed in with several new and to-be-constructed buildings. Amenities include conference spaces, an organic garden, outdoor events spaces, a fitness center, pickleball courts, soccer fields, and open space. One of the buildings that is still under construction is the Member Center, which will include more conference and event space, a fitness and wellness center, a full-sized basketball court, a restaurant, a bodega, and retail. Included in the retail will be a mobility hub, Postal Annex, and dining.

Recently, Novartis announced that it would be investing over $1.1 billion into a new headquarters on the campus. A new building to house Bristol Myers Squibb’s consolidated R&D in San Diego is also nearing completion. The continued investment into this complex, both from the developer and its tenants, shows that San Diego’s life science industry is still bullish on the future.
