

The Beyer Boulevard Transit Oriented Development is a housing project currently under review in San Ysidro. It is located near the Beyer Boulevard Trolley station.
The site will feature 100 affordable housing units consisting of studio, one-, two- and three-bedroom apartments. The development is being undertaken by Rancho Bernardo-based Affirmed Housing which has also been responsible for other transit-oriented projects in the region.
The project will be constructed on a park-and-ride lot at said Trolley station, allowing residents convenient access to the Blue Line Trolley and local bus routes 906 and 907 which both serve the San Ysidro area.
MTS approved a 99-year contract to develop the site in 2022 with construction originally expected to begin in 2024, however, funding issues have delayed the project. Despite this setback, a recent amendment to the agreement in 2025 has shown that MTS remains committed to developing housing at the station.
The Beyer Boulevard TOD project is part of an effort by MTS to redevelop park-and-ride lots at select transit stations into transit-oriented developments. Similar projects at the nearby E Street and Palm Avenue Trolley stations are also under review.
