Currently a drive-thru oil change service shop surrounded by parking lots, the 10th and B area is slated to transform into essential housing, strategically positioned adjacent to City College Station. The station serves the UC San Diego Blue Line and the Orange Line, Mid-City Rapid 215, South Bay Rapid 225, and I-15 Rapid 213, cementing its status as a pivotal transit hub.

Envisioned as a 407-foot tall structure, the project seeks to introduce 542 residential units and incorporate 4,200 square feet of ground-level retail space. Currently undergoing evaluation at the City of San Diego's Urban Division, there is no official timeline for construction on the 10th and B projects.
