A 4 story building is under construction in Golden Hill, on a steep sloped lot. This lot between an 27th Street and an alley that as designated F Street after the construction of the SR-94 Highway. It connects the 2 with a new road on the current "ghost street", bringing back F Street. This is done to provide more means of egress during an emergency. This also will add more street parking, which will be helpful as this project has no parking. This is because it is located in a very walkable, transit accessible, and bikeable area so parking was not a necessity.
The project itself consists of 70 residential units per most recent permits, 31 of these units 100% ami affordable and 3 additional being complete communities required affordable. These are all deed restricted for 30 years. The property has an internal courtyard with green space, trees, and and a space to relax. This is a project that would not have been possible without complete communities with base zoning only allowing around 8-9 units on this property. Instead 70 units are being created and nearly half being affordable.
This project is located 2 blocks from Broadway, and located nearby 25th the main street of Golden Hill, also nearby the MTS route 2 and across the SR-94 is MTS route 5 on Market Street. And on B street is the main bike corridor in the area. And with Downtown just down the hill its a great location for quick and easy commutes.
