Mismo is an eight-story 125-unit mixed-use apartment building currently under construction in North Park. Located at the southwest corner of University Avenue and 28th Street, the project sits in the middle of one of San Diego’s most active and evolving neighborhoods, replacing a two-story insurance building and surface parking lot.

San Diego-based architecture firm Jeff Svitak Inc., well known for other unique projects in the Uptown area like Kaya and The Louisiana, designed Mismo. This design takes cues from the front porches found on many of North Park’s older bungalows. Those porches were places to slow down, sit outside, and stay connected to the street. Mismo reworks that idea through large balconies that extend living spaces outward and keep residents visually connected to the neighborhood around them.

The building includes ground-floor commercial space and one level of underground parking using vehicle stackers. At the top, a shared roof deck opens up to views of the growing North Park skyline and gives residents a place to gather outdoors.

Mismo was developed through the City of San Diego’s Complete Communities Now program, which encourages housing near public transit. The program helps move projects through the permitting process more efficiently, with the goal of adding housing in areas that are already well-connected and walkable.

As North Park continues to grow and change, Mismo reflects that shift — blending elements of the neighborhood’s past with the needs of a more urban future. Paving the way for construction, the former building on the site was demolished as of November 2025.
