In permitting right now in Barrio Logan is a 74 unit residential project on National Avenue. Consisting of 4 connected buildings it is truly unique structure that will contribute to a growing list of architectural icons in the neighborhood. On a site currently consisting of 2 light industrial properties which are being replaced by this middle density housing. The ground floor, presumably of the main building, includes a commercial space, presumably the lobby, mailroom, and leasing office; which will activate the frontage of this currently fenced off property.

The buildings consist of 74 units total, 11 affordable at 50% AMI (Area Median Income) With a unit mix of 22 studio units, 39 one bedrooms, to 12 two bedrooms. But with the unique rooftop design it appears many units (presumably 2 bedrooms) will have lofts for direct access to roof top amenities and spaces. all 4 buildings will have direct access to the roof and have a rooftop amenity space. Some "penthouse" units appear to have small private balconies on the roof as well.

The four buildings are arranged around a central courtyard with interconnected pathways to fulfil a few goals. Architecturally they create a wrap around of the space, giving a sense of connection between the buildings. They are also practical, allowing the buildings to be thin having windows facing into the courtyard and out to the edges of the property. They finally are for a staircase requirement, the height of the building necessitates 2 staircases per building if not connected, with them all connected they likely have 2 staircases total.

The green space in the central courtyard is a great use of space, adding trees and life into the community.

Architecturally the development is reminiscent of Mexican Modernism, an architectural style primarily consisting of geometric linear design, incorporating international modernism with stucco and traditional colors. This building as well as the nearby Los Patios Apartments are great examples of adapting the style to San Diego's coastal environment. While certainly not as colorful as the Los Patios Apartment, National more than makes up for it with the largely square design and the choice of a deep green and an off white stucco and the vibrant plant life.

Given the ideal location in walkable Barrio Logan, it is no surprise this development is being planned with only 13 parking spaces. Being a short bus ride to downtown with 3 bus routes, one on National Ave, and the nearby Barrio Logan Trolley Station, it is incredibly easy to get around without a car. Currently under construction nearby is the Bayshore Bikeway Barrio Logan Segment to further increase micro-mobility and bike access in the area.

This is a a great example of architecturally unique development in Barrio Logan with lots to love, not just architecturally but with the style of development breaking car dependency and adding a pop of green to the neighborhood. Quite literally.
