Palomar Point is a permanent supportive housing project in Chula Vista, repurposing a former motel into 27 studio apartments for those experiencing homelessness.
Wakeland Housing and Development, the developer behind many local affordable projects, acquired the former Palomar Motel in October 2023. The project was named Palomar Point in November 2025, and broke ground on January 13, 2026. The building is set to be completed at the end of 2026, with residents moving in by January 2027.
The development will consist of 27 studio apartments, with 20 reserved for individuals experiencing homelessness and seven reserved for veterans, in addition to one manager’s unit. As part of this development, the building will be extensively renovated; this includes new kitchenettes, updated plumbing and electrical systems, exterior upgrades, and improvements to the common area.
The $11.4 million project is being funded as part of California’s HomeKey+ program, which will cover $8.61 million of the cost. The City of Chula Vista will invest the remaining $3 million. It is also a pilot for the City’s Project Labor Agreement ordinance, with union workers performing most of the construction on the project.
The site is within walking distance of the Palomar Street Transit Center, allowing for connections to the Blue Line Trolley and MTS bus routes 701, 704, 712, and 910.
