Park Summit is an under construction 21-story mixed use residential tower, straddling what is essentially the border of Bankers Hill and Hillcrest at 5th/6th Avenues and Upas Street. The project includes 265 units of either one or two bedroom apartments, and takes up space formerly occupied by a surface parking lot and some single-family homes.

This project adds to the menagerie of residential towers that overlook Balboa Park on its west side. The project offers amenities of four underground parking levels, a gym, a pool, a “spa deck,” and co-working space. The project will also have bike storage - an always appreciated amenity in a walkable community such as Uptown.

Park Summit will also include two restaurant spaces and two retail spaces on the ground floor, creating much needed commercial inventory in a currently lacking immediate area. The project falls under the Complete Communities Housing Solutions program to add density, and is zoned at 109 Dwelling Units Per Acre in the 2024 Uptown Community Plan.

The project is a local endeavor, developed by San Diego-based Floit Properties and designed by San Diego-based JWDA Architects, a firm responsible for the design of many new residential towers in San Diego today - 525 Olive, Simone, The Lindley, 800 Broadway, Ancora, and Andia to name a few. Park Summit shares many traits with these other JWDA projects: predominantly glass-clad, with resort-style amenity decks and integrated balconies, giving the development a contemporary feel. It is easily Floit’s largest developed property to date, as before Park Summit the company had stuck to low and medium rise apartment complexes.

47 units in Park Summit are “designated extended stay units.” BuildSD assumes this will be akin to the first few floors of another new tower, The Lindley, that are branded in its case as “Kasa” - although this is purely speculation.

Despite there being no announced completion date online yet, as of August 8, 2025, the project has topped off. Weatherproofing and interior construction is currently ongoing.
