Pepper Canyon East is a game-changing UC San Diego campus housing project that is planned to begin construction in 2027. The first phase will feature up to 3,000 beds, and the entire 6,000 bed project is expected to be completed by 2032. Located on the site of the existing Pepper Canyon East two-story townhome cluster, as well as the existing Warren Field, the project site sits adjacent to the center of UC San Diego’s campus and abuts its Blue Line Trolley station.

This project is being developed by UC San Diego themselves, and is still in the pre-design phase. Assisting in design will be architecture firms Steinberg Hart, Studio Gang, Henning Larsen, BIG, and HED. Clark Construction will be responsible for delivering the residential village once construction commences. 

Included among the residential towers will be a 300 room hotel, recreational space, replacement sports fields for Warren Field, a 1,200 car parking garage, a bakery/market, laundry facilities, and restaurant options for residents. Perhaps most important is the new neighborhood’s proximity to the aforementioned UC San Diego Central Campus Trolley station. This enables residents to be able to take full advantage of a car-free lifestyle, especially given unlimited usage of the Trolley system is included in school tuition. 

When completed, this project will be the largest Transit Oriented Development in San Diego. Enabling this is a greatly reduced barrier of zoning for new housing construction on UC San Diego's campus. While there has been some debate on just how tall some of these proposed high rises will or should be, the total number of units has remained consistent throughout the planning process thus far.
