

Quince is an under construction 17-story high rise in Bankers Hill, situated on the southwest corner of Fourth Avenue and Spruce Street. The project aims to transform a site formerly taken up by a 4-story low rise office building, a 1-story storefront, and a 1-story single family home into a 260-unit residential development.

Developed by local company CAST Community, and designed by Portland-based WORKS Architecture, WORKS describes the project as “a physical conclusion to Maple Canyon.” At the center of the building, a void at the head of said Maple Canyon gets carved out of the massing to reveal an outdoor “amenity plaza,” and the further levels of the high rise are tiered to create more amenity patios above.

The clean white facade and arched nature of many of the project’s windows evoke the vernacular of modernist architect Irving Gill, and his early-20th-century contributions to San Diego’s architectural scene. Unlike Gill however, Quince’s exterior walls employ an offsite-built precast and pre-fabricated facade system delivered by manufacturer Clark Pacific.

The project will have multiple pools, as well as “a spa, gym, community kitchen, [and] dining area.” It will also contain a below-grade parking garage and 5,631 square feet of ground floor commercial space.
Quince was one of the first projects in San Diego to apply for the Complete Communities program to add density to the project - although despite doing so in 2023, it took until the winter of 2024 for demolition, excavation, and construction to commence. The project had to apply for a neighborhood development permit as well, due to the proposed building’s height exceeding 95 feet.
Upon completion, Quince will be CAST’s second project delivered in Bankers Hill, after the equally architecturally striking Kaya on the corner of Third Avenue and Nutmeg Street - reflecting well on Cast’s commitment to unique architectural statements on top of creating much-needed new housing volume in urban San Diego.
