Rowyn is an eight-story, 435-unit mixed-use residential development nearing completion in the neighborhood of southern Hillcrest. This project combines 10 previously disconnected lots along the east side of Sixth Avenue between Robinson and Pennsylvania Avenues. It is extremely transit oriented, located just 1-2 blocks from five separate MTS bus routes. Rowyn is planned to open in November 2025.

The length of Rowyn is massive, spanning the size of two normal city blocks - or two full football fields arranged end to end. To break down this scale at the street level, Rowyn sets back its massing in the middle to create the feeling of the development being two separate buildings. In the void created by this setback, a pool deck is added, shrouded from the street by a patterned metal screen. In addition to the pool, Rowyn will also offer a fitness center and co-working space. Units on offer span from studios to 2 bed/2 bath options. There will also be ground floor commercial space for lease on either end of the project.

The project was developed by the Santa Monica office of Carmel Partners, who also developed the one block away Denizen. The construction process caused some lane closures on Sixth Avenue due to the constrained nature of the site, but the resulting new housing supply will more than make up for it.

Rowyn, combining with the just next door developments of MODE Apartments, 7th + Robinson, and Denizen, creates an impressive new conglomeration of housing density in Hillcrest on top of lots formerly occupied by nothing more than one-story homes and businesses. The final gaping hole in the neighborhood now becomes the recently closed Rite Aid, across the street from Rowyn, which BuildSD will be watching for news on closely.
