Second and Fir is an under review 9-story, 192-unit mixed-use apartment building to be located at 201 Fir Street in southern Bankers Hill.
The location of this development was previously occupied by the Casa De Oracion CDO Church, which took up the entirety of Fir street from Second to Third Avenues. The church was demolished between September and October of 2025.

Per the publicly available project data on the City of San Diego’s permit portal, the project site is 31,078 square feet, and will include ground floor commercial space, 4 underground parking levels, and 9 stories of residential above. As the project is a Complete Communities Housing Solutions project, 9 of the 192 units will be affordable.
The project is still very early in its permitting stage, having been first submitted to the City of San Diego on June 9, 2026. Neither the architect nor developer is known to BuildSD as of this writing, and as such no renderings are available currently.
