The SkyLINE development at Rancho Bernardo Transit Station brings 100 apartment units and 14,000 sq ft of commercial space to an underutilized parking lot in office dominated Rancho Bernardo. The 99% affordable mixed-use Transit Oriented Development will have 1-3 bedroom units and amenities such as child play areas and a computer room. 99 of the units will be for affordable housing, with 1 managerial unit. Apartments will range in size from 557 - 1,113 sq ft.

The developer, Affirmed Housing, collaborated with MTS and various San Diego agencies to plan the development and qualify for help with funding and financing. The plot was an MTS parking lot, and is now being transformed into vital affordable housing. As part of the lease terms, Affirmed Housing upgraded sewer and water infrastructure. The project is also planned to meet LEED criteria. Additionally, since this project is transforming a parking lot, this site will retain 84 transit parking stalls, along with additional parking for its residential and office uses. However, this has proven controversial due to cost. Units have already cost upwards of $900,000 to construct, and the required parking adds $40,000 per unit. In terms of funding, the project received $42.5 million in tax-exempt bonds, $7 million in loans, and $6.5 million in grants.
