Torrey Heights, formerly known as Torrey View, is a ten-acre four-building life science campus, located at the west corner of El Camino Real and Carmel Mountain Road in the Torrey Hills neighborhood of San Diego. The LEED Gold certified facility has 520,000 square feet dedicated for life science laboratories.

Developed by life science real estate firm Breakthrough Properties, and designed by Flad, the campus replaced a former surface parking lot and vacant lot in an otherwise suburban neighborhood. This lot was zoned for use such as this for many years, but despite this neighborhood first being built in the late 1990’s, it took until late 2021 for construction to begin on this site, and until October 2024 for the campus to finally open.

The project includes 1,300 underground parking spaces, built into the hillside the campus sits on, as well as bike and surfboard storage. Amenities include a gym designed by Wright Fitness, a conference center with capacity for 400 guests, two onsite restaurants open to the public, and plaza space.

Torrey Heights is one of the many new large-scale biotech campuses in San Diego that arose from the COVID-19 pandemic’s real estate boom. However, while most of these campuses are now open but struggling to find tenants, Torrey Heights itself is not only fully leased, but has landed two anchor tenants. Becton Dickinson (BD) leased the entirety of Building C in 2021, and in 2024 moved in — supplanting their neighboring operations out of 3750 and 3770 Torrey View Court. Pfizer leased the upper floors of Buildings A and B in 2023, and in 2026 will be moving in — relocating from their sprawling Science Center Drive campus, which they have since sold to BioMed Realty for $255 million in 2025.
